What should property managers know before replacing commercial gutters in Minnesota?

October 26, 2026 · Chad Kestner · C Squared Properties Solution, MN License BC809568

Short answer: Size the system for the building's roof area, plan it together with any roof work, and make sure every downspout sends water well away from the building. In Minnesota, the details that decide whether a commercial gutter system lasts are capacity, flashing at the roof edge, and how it handles snow and ice.

Gutters do quiet work until they stop doing it. On a commercial building they move far more water than on a house, so when a system is undersized, clogged or pulling away, the damage shows up in places that cost real money: fascia and soffits, walls and sealants, sidewalks that ice over, and foundations. Here is what we walk property managers, owners and associations through before a gutter project.

How do I know if our gutters need replacing or just repair?

Repair makes sense when the problem is local: a leaking seam, a loose hanger, one damaged run or a downspout that came apart. Replacement is worth pricing when you see the same problems along most of the building:

  • Water spilling over the front edge in normal rain, which usually means the system is undersized or the pitch is wrong.
  • Sections sagging or pulling away from the fascia, often after a few winters of snow and ice load.
  • Rot or staining on the fascia and soffit behind the gutter.
  • Repeated seam leaks and patches that keep failing.
  • Ice building up at the gutters and the roof edge every winter.

Should gutters be replaced at the same time as the roof?

When you can, plan them together. The gutter and the roof edge are one system: drip edge, flashing and the first course of roofing all tie into the gutter line. Replacing the roof and leaving tired gutters in place, or the other way around, means disturbing finished work later. If a roof replacement is on the schedule in the next couple of years, we price both so the edge details are done once.

Gutters also tell you how the roof is doing. Asphalt granules collecting in the gutters and at the bottom of downspouts after a heavy rain are a sign the roofing is wearing out, and it is worth having the roof inspected.

What size and type of gutter does a commercial building need?

Capacity has to match the roof area that drains to each run and the number and placement of downspouts. Larger roofs usually call for larger gutters, more downspouts, or both. Commercial buildings also have more options than a house:

  • K-style and half-round gutters work on many low-rise buildings, townhomes and multifamily properties.
  • Box gutters, fascia gutters and internal or concealed systems suit larger buildings and certain roof designs.

Material matters for lifespan and upkeep. We work with aluminum, galvanized and galvalume steel, copper, stainless steel, and vinyl and PVC, and we will tell you where each one makes sense for your building and budget.

What does Minnesota weather do to commercial gutters?

Freeze and thaw cycles are the hard part. Snow melts on a sunny afternoon, refreezes at the cold roof edge and the gutter fills with ice. That adds weight to the hangers and can back water up under the roofing. Ice dams usually point to a roof ventilation or insulation problem as much as a gutter problem, so we look at both. Scraping snow and ice off with a roof rake also damages shingles, which is why we recommend having it looked at instead.

Where should the water go?

Every downspout needs to discharge well away from the building and away from walkways and parking areas where it can refreeze. On commercial sites, stormwater handling can also be governed by local rules, so the layout should be planned with the site's drainage in mind, not just the roof.

How often should commercial gutters be cleaned and inspected?

At least twice a year, in late spring and after the leaves come down in the fall, plus a check after major storms. Properties with a lot of trees may need it more often. A seasonal maintenance plan keeps clogs from turning into overflow, ice and fascia damage.

Frequently asked questions

Should we replace gutters when the roof is replaced?

When possible, yes. The gutter line, drip edge and roof-edge flashing work as one system, so doing them together avoids disturbing new work later.

What gutter types do commercial buildings use?

K-style and half-round gutters work on many low-rise and multifamily buildings; box gutters, fascia gutters and internal or concealed systems suit larger buildings.

How often should commercial gutters be cleaned?

At least twice a year, in late spring and after leaf fall, plus after major storms. Sites with many trees may need more.

Why do our gutters fill with ice every winter?

Snow melts and refreezes at the cold roof edge. Ice dams often point to roof ventilation or insulation issues, so the roof and the gutters should both be checked.
